Minorci, I just looked at realestate.com...a 3 bedroom house will cost you $400/week and 4 bedrooms start at $550. 2 Bedroom units start at $290/week. That's not even a good area of Palmerston, that's in like Driver/Gray/Moulden.

After paying that massive premium you are still in Darwin, which has nothing going on, no acts or major events ever happen up there etc etc.

For perspective, in Geelong, 2 bedroom units start at "70/week for slightly better suburbs and $260 a week will get you a 2 bedroom top floor ocean side apartment. 3 bedroom houses start at $200/week and thats in areas equivalent to the better areas of Darwin/Palmerston.

My house in a good area near schools, main shopping center, massive gym complex and 10mins from cbd and 2km from the ring road to Melbourne costs "85/week - that's for a 3 double bedroom/2 bathroom + rompus room 2 storey house with a 6ft colorbond fence. And that's mortgage, not rent.

Also it's about 45mins from Melbourne which has eleventybillion things happening all the time, about 30 mins to the best surfing beaches in the country and about 40mins to the great ocean road. Sydney and Adelaide are both day trips away (though who would go to Adelaide).

I really don't see why anyone would ever want to live in Darwin anymore.

It's pretty crazy up there. I rent my unit out in Woodleigh Gardens (2 br) for $250 a wk and my tenant thinks I'm a legend. I can't bring myself to charge any more. There are some seriously price gouging landlords up there...

there is a massive shortage of housing up here. which sent the prices soaring... when you go to inspect a house to rent you are generally there with about 20 other couples looking for a house aswell. and because of that the real estate agents can choose to be picky and their job is so easy now they just dont give a stuff and their customer service has gone downhill.

but wrathlon darwin still has alot to offer. it all depends on what you are into i suppose. i left and lived in victoria and then perth and i came back and darwin is thriving. its not like everywhere else though as in fun things to do arent thrust in your face constantly you actually have to go out and make your own fun. the cost of living isnt great but ive got a room on base now and that is only 50 bucks a week so im sweet and im in the middle of the city so im pretty lucky there

and i wouldnt say acts never come up here because they do just not as much as down south

i just hired a massive shed with room / toilet shower and kitchen for $300 a week in yarrawonga, luckily i know the owner otherwise it would of been $400!

mind you the shed has the space for about 5 cars if you pack them in properly :D its huge!

the owner said if i wanted to build more rooms in the shed i could go for it.

me, i'm a fan of the weather and the power supply in Palmerston. also the traffic where on a bad day it takes only 30mins to travel 30kms.

The House situation is governed by the Defence Housing Authority they are the cause of the High cost of housing and landlords subsequent gouging. It is something that happenned quite a number of years ago and has not been remedied because of the high cost of building a House to cyclone code.

no the high cost of housing is caused by the lack of housing/land on the market. there's more buyers than homes - as pointed out earlier in the thread.

In the rental market the Defence Housing locked up hundreds of houses in ten year leases with the rights to another five years Known as either 5+5+(5) leases. I have been watching the market since the mid 1970s. It was hoped that the Defence Housing Authority would have enough houses by now but in actuality there has been an increase in Service personell that are married and as such in the rental market there is a shortage of suitable housing. When this first started Housing commission Rents were in the vicinity of 120 dollars a week this was in the early 1990s the rents in Housing Commision for those paying full rent doubled in six months.

There is a shortage of houses also caused in the same time period as not enough land was let out to build this has continued for a while since even up to the current day. However the initial PROBLEM was related directly to the Defence Housing Authorities wholesale buying of long term leases at high prices. With the extreme cost of building houses here and the much cheaper costs of houses in other regions there has been a lot more money invested in other regions.

Defence Housing is still buying up lots of houses and artificially inflating the market and they are also doing it by building the way they do at Lyons mainly Military housing with civilians interspersed but still at high prices with the houses sole to the civilians actually paying for a lot of the defence houses, remember that the defence owned the land in the first place so in effect it was free to the DHA.

Now I dont have a Problem with the Soldiers and thier families just the methods of the DHA and its inflationary housing policy.

Yeh I live in a flat at uni 87 bucks a week... 120 bucks a year for 100kb net connection and 220 bucks a year for repairs and replacement...

Having said that at the end of my degree this year once Jan 15th comes I'm moving back in with my olds. I cant afford Victorian rents either, ~$200-250pw for a decent suburb, as the same situation, home buyers are on the rise again.

But come April I'm moving to Chicago for a year, where rent should be interesting seems 700 USD a month to 1400 a month for a single roomed apartment depending on which region you live in.

re above: the problem can be distilled directly down to not enough houses for the number of people after them. I'm not denying that DHA is exacerbating the problem, but they aren't the cause. It's the slow releases of land that have caused all this - and that isn't *all* the government's fault I must admit. They had a lot of issues out palmerston way with native title to contend with.

All I can really say is thank **** my field does not require me to work in Darwin. Though I would imagin that most of the miners would be getting a good salary, but that mostly gets eaten away because of higher price on good and services.

Either way, I have decided that Darwin is an okay place to live if your only choice for jobs are up here. Otherwise there are better career prospects and cheaper cost of living elsewhere. Here I come Cairns or Manila, let the fun times roll on.
